In land law, 'voluntary waste' is any active alteration of the land or its buildings. Knocking down a wall would constitute 'voluntary waste'. Strictly speaking, 'Waste' is not a negative term; the alteration may improve the land and still be called 'voluntary waste'. See TenantsLiabilityForRepairs for more details.
